Those early concrete-tile roofs are hitting the 15–20 year mark together: bedding mortar cracks, ridge pointing blows out and the tiles go porous and let water through. Cold, wet winters destroy rigid bedding mortar.
Cardinia’s cold, wet winters and overnight frosts are hard on the original sand-and-cement bedding under your ridge capping. Water gets into the brittle mortar, freezes, expands and cracks it — then every storm tracks water straight under the ridge tiles. Re-bedding and flexible repointing is the fix: the modern flexible compound moves with daily heat expansion instead of cracking like rigid mortar. It is the single most common repair we do across Cardinia Lakes, Lakeside and Officer, and getting it right is what stops the leaks coming back next winter.
Height safety and doing it to code.
Roof work is high-risk work. We carry the WorkSafe Victoria height-safety / fall protection setup on every job and work to AS 2050 for tile installation, AS 1562.1 for metal roofing and AS 1170.2 for wind loads. We are VBA-registered building practitioners, so where a job becomes structural — a full tile-to-Colorbond conversion, for instance — we know when a Cardinia Shire building permit is needed and handle it. Final check & clean-up
